A Year of Challenges, Growth, and Gratitude
2024 was an intense year for me – Jaqueline Hartmann. Honestly, at times I didn’t think I’d make it financially. But with perseverance, support, and some tough decisions, I did.
In this year in review, I want to share my personal journey with you – from uncertainty and setbacks to resilience and new beginnings in my real estate business.
A Downturn After a Strong Year
In 2022, business was booming – as a real estate agent and investor, my sales were strong. But then came the Ukraine war, economic instability, and a noticeable shift in the market. Suddenly, sales dropped.
At that time, my business was heavily reliant on brokerage services – making up about 80% of my revenue. Property management accounted for only 20%.
It became clear: I had to pivot.
Switching Focus to Property Management
I began shifting my focus from selling to managing properties. Now, at the end of 2024, the picture looks very different:
90% of my revenue comes from property management, and only 10% from brokerage.
This decision not only saved my business – it gave me long-term stability. Demand for reliable property managers continues to grow.
Tax Pressure, Burnout & a Turning Point
One of the most stressful moments this year: my 2022 tax bill. It hit hard – my reserves were gone. And then, to make things worse, my accountant dropped me.
But in every crisis lies opportunity. Through a lucky connection, I found a new tax advisor in Thuringia – a former client. He took over, handled the chaos, and saved my business just in time.
New Investment, New Team, New Energy
Despite the challenges, I also took a leap and invested again: I bought another property management company – this time with a business partner.
My first attempt at this in 2022 failed and cost me six figures. But this time, it worked. I’m taking over as the former owner retires, and I’m especially excited to welcome Andreas to the team – a motivated newcomer bringing fresh ideas.
My Team – The Heart of My Business
A special thank you goes to Bettina, who stood by me through everything. Even though I had to part ways with one team member, I feel more positive than ever about the future.
Our team isn’t just growing in size – it’s growing in strength.
Brazil & “Koch & Kollegen” – Still in Progress
My small passion project in Brazil continues. It’s a slow start, but I’m not giving up. I hope to develop it further in 2025 – and of course, I’ll share the journey on my YouTube channel.

One thing that truly touched me this year: the growth of my YouTube channel, “Immobilientagebuch”.
I started the year with under 1,000 subscribers – and now we’ve surpassed 15,000. I’m overwhelmed by your support!
In 2025, I’ll launch a new format: a behind-the-scenes look at our daily office life. Honest, real, and just how you like it.
Conclusion: Fighting Is Worth It
2024 was a year of hard lessons, financial pressure, but also of clarity. Here’s what I learned:
